Welcome to the A10 listing ranking reports for REAL/Easy FOS and BOS. These reports were written by Executive Systems for inclusion within GUI Software's BOS (Back Office System). As listings are written and sold and recorded in BOS/FOS, the ranking reports can be used to compare agent listing production:
- Compare agent listing written production for any time period.
- Compare agent current active listing inventory for any written time period.
Key to the listing ranking reports value is the accurate and complete entry of written and closed listing business and changes in that business. Most important is entry of written listing contracts including current list prices, agent list side units, as well as the listing written date.
Further, when pending and/or closed sales are entered and linked to the listings, the correct listing status should be updated for the listing ranking reports to be accurate. Also, if a listing is cancelled or expires, BOS listing management should be used to indicate this.
Besides comparing agent listing production, another key feature of the A10 reports is the totaling the current status of the written listings by active, pending, or closed. This helps give an indication of progress toward closing for each agent's production.
Running the listing ranking reports:
The A10 reports can be run to display agent listing rankings for written production or active listing inventory. The listing date ranges, and branch is selected as well. Normally, the report is displayed on the screen first and all or selected pages can be printed.
When these reports are viewed on the screen, more details about each agent's total production line can be viewed by using the "drill-down" feature to view the properties that make up the totals.
A10 - Listing Ranking Report Content
The listing ranking reports summarize and rank agent listing written and currently active production. Above is a sample of a branch level report where written listing production for a specified period is ranked. The production then totaled by branch. Both unit and volume production is reported.
The items are:
Listing Agent the agent name and BOS ID..
Net Written Units:the total list side units written for the period.
UnitsActive: the portion of the new written units that are currently still active.
UnitsPending:the total units currently pending, i.e. under contract to close, of the net written units.
UnitsClosed: of the total units written, this is the total that are closed sales.
Net Written Volume:the total list side volume written for the period. This is the sum of the current list prices for all active listings, and the sale price for all listings that are pending or closed.
VolumeActive:the total volume currently still active of the net written volume
VolumePending:the total volume currently pending, i.e. under contract to close, of the net written volume.
VolumeClosed: of the total volume written, this is the total that are closed sales..
Rank: the rank for this associate for the report. Rankings are done for units and volume. In the above the units written for the branch are ranked.
CancelledUnits:the total list side units that were cancelled, expired, or tanke off the market (never sold). These are not counted in the net written units.
A10 – Drill-Down for Listing Ranking Reports
There is a "drill-down" for these reports. It will detail the listings that make up the selected agent's ranked production as shown above.
To drill down to listings for a particular agent, position your mouse-pointer, or cursor, over the agent name row on the report screen to obtain the "eyeglass" as shown above. Then, double-click, and new page showing the listing details will appear. In the example, we are selecting agent "d'Pacque".
Above illustrates the listing drill-down information. Note that a complete new report screen is created with the original agent rank record still shown at the bottom ("boxed-in"). Above that agent rank line is the list of transactions that made up the sale-type's totals. In this example there are three transactions. The property listings that make up the rank total:
ListID: the FOS listing ID for the property
Property: the street address for the property
Units: the number of list side units awarded to the agent for this listing
ListDate: the listing written date for the property.
Status: the current status of the listing
Curr$: the current list price for the property.
Sold$: the sale price for the property.
