What is the level of agent day by day activity? What are the levels of agent pipelines?

A key to any company’s success is the ability to monitor agent activity. Agents need to continually obtain listing contracts, purchase agreements, and manage closings to provide a steady stream of income for themselves and the company.

The erw3 associate activity reports can help monitor activity with summary and detail reports that calculate activity levels for listings, sales, and closings. Here are some of the options:

A number of activity summary reports are offered to help broker-owners, branch managers and agents analyze how the level of activity is producing results. The erw3 reports measure the three activities of:

  1. taking listings,
  2. writing pending transactions,
  3. and closing transactions.

The above report, erw3-8, illustrates a branch activity summary by month. Totaled for each activity is units and volume. The same format is also available for the entire company and for each agent.

To view and compare a summary of each agent’s activity levels, use the branch or companywide activity summaries by agent. As illustrated above with the companywide erw3-4 report, each agent’s listing, sales written, and sales closed activity units and volume are totaled. The agent’s assigned branch office and start date’s are included.

 

The above illustrates the agent "detail" format for the closed activity plus current pipeline. There are three sections in the report: the first is closed transactions; the second lists currently pending transactions (sales pipeline), and the third presents the active listings pipeline.

With the first section, you can share with each agent a record of their closed activity for a selected close date range. Shown is each transaction that closed and how much gross commission, units and volume was earned by the agent.

Second is their current pending sales pipeline. For each transaction they can observe the estimated close date, the side they have, the potential gross earnings, units, and volume.

Last, the report itemizes the agent’s active listing pipeline. Shown for each listing is the list date, expire date, and list sides and volume awarded.

 

The second activity detail format will display "All" activities for an agent in chronological order as shown above in report erw3-13. This report is handy for reviewing activity levels needed to fill pipelines and achieve closing level goals.

With this format, for a selected date range, listings taken, sales written (pended), and sales closed are listed. The report has four columns of information. The first column identifies the activity and the date for the activity. If the activity was "Listing Written" the date is the list date. For "Sale Contract" activities, the date is the pending date. And for "Sale Closed" the date is the close date. The next three columns detail the property involved and the units and volume earned.
